College leaks concentrate in workshop and trade-block services and in campus distribution mains, and are isolated against a baseline that includes genuine evening and weekend use.

Why a college consumption profile never looks like a school's
A school's water use has a clean shape: it rises at 8am, falls at 4pm and collapses in the holidays. A college's does not. Evening provision, adult learning, community sports lettings and vocational workshops running practical assessments all put genuine load outside the school-day pattern.
That makes the August test less decisive and the night flow reading more important. On a college site the useful comparison is not against zero, it is against the same site's own measured overnight residual from a period when nothing was known to be running.
The estate profile a survey has to work around
Vocational teaching is what distinguishes a college estate. A plumbing workshop has more water connections in one room than an entire primary school, and every one of them is designed to be taken apart by learners.
- Trade training rigs with isolating valves that are opened and closed weekly, and occasionally left open
- 1960s and 1970s teaching blocks with services in risers and ducts, often with original steel still in circuit
- Later infill and extension buildings tied into a distribution network designed for a smaller campus
- Community-use facilities on separate access arrangements and sometimes separate metering
Where the loss usually is on a college campus
The first place to look is the workshops, and the first question is whether anything is genuinely leaking or whether a rig has simply been left live. Both show identically on a meter, and telling them apart takes half an hour with the workshop technician.

- Catering kitchen equipment with a passing fill valve, which runs continuously to drain
- Buried campus mains between blocks
- Sports centre showers with failed non-concussive valves, which are individually small and collectively significant

Separating a real leak from legitimate out-of-hours use
Start with the timetable, not the pipework. Establish what is genuinely scheduled to run overnight and at weekends, then take flow readings during a period when nothing is. Anything remaining is loss, and it can be isolated block by block from there.
Once the branch is known the methods are the same as any large site: correlation along buried runs, tracer gas where the acoustic signal is poor, thermal imaging on heating circuits and screed.
Safeguarding with 16 to 18 learners and adults on one site
Colleges teach children in the statutory sense alongside adults, so the safeguarding duty applies even though the site feels more like a workplace than a school. Expect the same contractor induction, ID and sign-in requirements as a school, and expect them to be enforced by an estates team rather than by a receptionist.
Working in a live workshop adds an ordinary construction-site consideration on top: the college's own permit-to-work and isolation procedures usually take precedence over anything a visiting contractor would normally do.
Fitting work around a longer teaching year
August is usually the real window, because most colleges run some provision in July and start again in early September. That is a shorter runway than a school's six weeks, and it is why a survey done in the spring term is the one that makes the summer programme.
Detection itself is non-disruptive and can be done in teaching time, subject to workshop access.
What it costs and how colleges fund it
Colleges sit outside the school funding routes for most purposes but sixth-form colleges appear in the DfE's condition funding eligibility. Check the current year's guidance rather than assuming, because the eligible list is restated annually.
For a large campus the survey cost is driven by the number of branches to isolate rather than by floor area, which is why an accurate valve schedule is worth more than an accurate drawing.

What to do now
Take a meter reading tonight and another in the morning. If it has moved with the site closed, call and quote the figure; that single number shortens the survey and sets the scope before anyone attends.
Questions schools ask about this setting
Our overnight consumption is never zero. Does that mean we have a leak?
Not on its own. A college legitimately runs plant, cooling and sometimes accommodation overnight. What matters is whether the residual is stable and explainable. A residual that has crept upward over a term, with no change in what runs, is a leak until proven otherwise.
Can you work in a live workshop?
Usually, under the college's own permit and isolation procedure rather than ours. The practical answer is that most workshop leaks are found faster with the technician present, because they know which rigs were used last and what was reconnected.

With separate readings. If the campuses are not separately metered, the first job is establishing which one holds the loss, and that can usually be done by taking simultaneous readings at each incoming meter overnight rather than by surveying all three.
